Texting Program
Last updated 30 October 2026. Version 2026-10-30.1.
SYNRGII, operated by KOD Holdings LLC, is a service real estate businesses use to call and text property owners and other people they work with. This page explains how those texts work, for anyone who receives one.
Who sends these texts
Texts are sent by real estate businesses that use SYNRGII, from that business's own 10 digit local phone number. Each business is registered with the phone carriers under its own name, and every conversation names the business that is texting. These are one to one conversations with a person at that business, for example about selling a property, an offer, or a scheduled call or visit.
How people agree to receive texts
A business may text you only if you gave that business permission. People agree in one of these ways:
- On the business's own website or form, by entering their number and ticking an optional box that says they agree to receive texts from that business.
- By phone or in person, when they tell someone at the business that it is okay to text them. The business records who agreed, when and how.
- By texting the business first.
What the person agrees to. On a form, next to an optional box that starts unticked: "I agree to receive text messages from [Business name] about my property at the number I entered. Message frequency varies. Message and data rates may apply. Reply STOP to opt out, HELP for help. Consent is not a condition of any purchase. See the Privacy Policy and Terms." By phone or in person, the business asks: "May [Business name] text you at this number about your property? Message and data rates may apply, and you can reply STOP at any time." It records the yes, the date and who asked.
A business can text a list it adds to SYNRGII only after it confirms, for that list, the statement "I confirm everyone in this list opted in to receive texts from my business within the past year." SYNRGII records who confirmed it, when, from which device, the exact wording and the numbers it covers. Under our Terms, the business must be able to show proof of each person's permission. Permission given to one business is never shared with or transferred to another business. Agreeing to receive texts is never a condition of buying anything.
What to expect
- Message frequency varies by conversation.
- Message and data rates may apply.
- Reply STOP to stop texts from that business at any time. STOP, STOPALL, END, QUIT, CANCEL, UNSUBSCRIBE, OPT OUT and plain requests such as "please stop texting me" are all honored. You get one text confirming you will receive no more messages, and then nothing else from that business.
- Reply START to receive texts again.
- Reply HELP for help, or write to support@synrgii.com.
- Carriers are not liable for delayed or undelivered messages.
Example messages
- First message: "Hi Maria, this is Jason with Example Home Buyers. You asked about an offer on your property on Oak St. Is now a good time to talk? Reply STOP to opt out."
- After STOP: "Example Home Buyers: You're unsubscribed and will receive no more messages. Reply START to resubscribe."
- After HELP: "Example Home Buyers: For help, reply here or call us at (555) 555 0100. Message frequency varies. Message and data rates may apply. Reply STOP to opt out."
